Viewing zoning plan
What is it?
The most important spatial plan is a zoning plan. A zoning plan determines how you may use the land, whether you may build anywhere and what kind of construction it may be. In other words, the municipality assigns a destination to the land. For example, a certain area may be zoned 'Residential'. If you want to apply for an environmental permit or start a business on your land, it is important to first investigate whether your plans fit within the zoning plan.
The municipal council also adopts structural visions. These contain the main points of the spatial policy to be implemented by the municipality.
If you want to know what is in the zoning plan for a particular area, you can view it through Ruimtelijkeplannen.nl or at City Hall.
A zoning plan states how the land in an area and the buildings on it may be used. For example, an area may be zoned for businesses or just for housing. The city council determines what is in a zoning plan.
How does it work?
If you want to know what zoning an area has, for example, if you are buying a house or want to start a business, the zoning plan answers questions such as:
- Whether to build or remodel;
- Whether companies will be allowed to locate here;
- How a piece of land may be used;
- Whether roads may be built.

Additional information
A zoning plan consists of:
- one or more Maps of the plan. This is called an imagination or plan map. On it you can see where building and/or living is allowed, for example, and where businesses are allowed to locate;
- rules governing whether and how to build and how to use the land;
- an explanation explaining the zoning plan and why those rules were chosen.
