Good landlord hotline

As of July 1, 2023, the Good Landlord Act went into effect. This law gives municipalities more options to protect tenants in cases of abuses involving the rental of residential or lodging space.

If you have doubts about whether your landlord is complying with the rental rules, you can report this to Good Landlord Reporting Point of the Municipality of Kerkrade by email: overlast@kerkrade.nl

Good Landlord Act

The Good Landlord Act protects home seekers and tenants from undesirable rental behavior by:

  • Private landlords
  • Rental intermediaries (agencies that put tenants in touch with private landlords)
  • Employers who provide housing for foreign workers

The law is not intended for undesirable rental behavior by housing corporations. If you live in a housing association house and have problems, you can tell the association. They will try to resolve the problem with you. If you can't work things out with your housing corporation, you can turn to the independent Housing Corporation Complaints Committee.

When can you make a notification?

You can report inappropriate behavior in the following situations.

The landlord

  • Discriminates.
  • Threatens you or scares you.
  • Asks for excessive deposit (more than 2 months of bare rent).
  • Does not create a written lease.
  • Does not give you proper information about:
    - Your rights and obligations when renting the property (which are not in the lease).
    - The amount of the deposit and when you will get it back if the lease ends.
    - Information on how to get in touch with the landlord.
    - Contact information of your municipality's Good Landlord hotline.
    - The service charges: you should get a complete overview of the costs.

The rental agent

  • Charges mediation fees to you.

What do you need in making the report?

Please include the following data with the notification: 

  • Your name, address, phone number and e-mail address. But you can also report anonymously. You will then not provide us with your personal information.
  • Details of the landlord or rental agent about whom you are making the report.
  • The address, if it is a property you rent or want to rent.
  • Description of the situation, if possible with photos and attachments.
