Municipality increases starter loan to 280,000 euros

More opportunities for first-time home buyers

In 2025, we will continue to help first-time buyers buy their first home. We do this with the starters loan, an extra helping hand for those who need that extra bit of financial space. Since the introduction of this scheme in 2008, over 310 first-time buyers have been able to successfully buy their first home in Kerkrade.

Jar almost empty, but now replenished

At the end of May 2025, the available budget for starter loans was almost exhausted. The City Council therefore decided to supplement the fund with €1,500,000. This will allow us to continue processing new applications in the near future and continue to contribute to affordable housing for starters.

Higher purchase price limit due to increased home prices

Due to rising home prices in recent years, the maximum purchase price for which a starter loan can be applied has been increased: from €245,000 to €280,000.

This increase means more homes will be within reach for first-time buyers in Kerkrade.

"The housing market is tight, and starters often draw the short straw in that regard," said Alderman Alexander Geers (Housing). "With the starter loan, we offer them an extra helping hand. In this way, we make it possible for more young people and young families to buy their first home in Kerkrade and build their future here."

How does the start-up loan work?

The starter loan is an additional loan on top of the regular mortgage. What does the starter loan entail?

  • Duration: 30 years
  • First 3 years: no interest and repayment
  • Maximum house price: 280,000 euros (including improvement and additional costs)
  • Maximum loan: 56,000 euros
  • Funding: 25 percent by municipality, 75 percent by province
  • You must live in the property yourself
  • Closed with: National Mortgage Guarantee (NHG)
