Kerkrade Is Becoming an Increasingly Attractive Place to Live

The housing market in Kerkrade is showing a clear upward trend. Recent figures indicate that home prices in Kerkrade have risen by 8.4%. This makes Kerkrade one of the municipalities where home values are appreciating at an above-average rate.

It comes as no surprise that Kerkrade is becoming increasingly attractive. The municipality still offers relatively affordable homes for sale, where buyers get plenty of living space and a high quality of life for their budget. Recent figures from Statistics Netherlands (CBS) also show that the housing market is increasingly reflecting this trend. Price growth in Kerkrade is above average, while the average sales price of a home in the first half of 2026—approximately €296,000—remains attractive compared to many other parts of the Netherlands.

At the same time, targeted investments have been made for many years to enhance the quality and appeal of Kerkrade as a place to live. Through initiatives such as the “Woonoffensief,” investments in quality of life, restructuring, sustainability, and the development of new housing, the municipality is actively working to create an attractive living environment for current and future residents.
The effectiveness of this approach is also confirmed by the Parkstad Limburg Housing Needs Study conducted by Stec Groep (2025). The study shows that households from outside the region are increasingly discovering the Parkstad homebuyer market. In particular, the combination of affordability, quality of life, and space makes municipalities like Kerkrade attractive to families and middle-income earners.

Stec Group is currently updating its housing needs study. The final results are not yet available. However, preliminary findings shared as part of this study also indicate that the appeal of Kerkrade and the region appears to be growing further. Particular attention is drawn to the interest shown by households and young families from outside the region who are looking for affordable housing, space, and quality of life.
