Grants for making your home or building more sustainable

Do you want to make your home or building more sustainable? If so, there are several ways to finance it. 

We list the most important ones for you below.

For private homeowners

Both the rijksoverheid and the province of Limburg offer financing schemes for making homes and buildings more sustainable.

Sustainable Home

The province of Limburg's Sustainable Home scheme offers loans for private homeowners and tenants. 

  • As of January 1, 2023, the maximum loan amount for a loan is increased from €35,000 to €70,000. Until May 1, 2023 with prevailing interest rates. 
  • As of May 1, 2023, the Sustainable Home budget will be increased by 50 million euros;
  • Effective May 1, the interest rate on the Sustainable Home loans will also be increased:
    • Private incentive loan goes from 2 or 1.5% to 4.32%
    • Mortgage incentive loan goes from 1.1 or 0.6% to 3.92%
    • Business incentive loan goes from 1.1 or 0.6% to 3.92%
    • Redeeming loan expires
  • As of October 1, 2023, the Sustainable Home loan will end (!) As of this date, the province will refer to the National Heat Fund. This fund operates on behalf of the Rijksoverheid and has recently lowered the threshold for its Energy Savings Loan.   

The province has again made budget available to provide interest rebates on insulating measures. Borrowers who install at least € 1250 worth of insulating measures will receive an interest rebate of 0.5% (as long as there is budget available for this) on the entire loan amount. 

Energy savings loan through the National Heat Fund

The State offers the Energy Savings Loan through the National Heat Fund Within this there are also loan options for people with little or no borrowing capacity!

Private homeowners incl. VvE's (from 2 housing units) can apply for a loan up to max. € 65.000,-. The measures must be carried out by a contractor or installer. Current interest rates vary between 4 and 4.5% with a free choice of terms. There are no closing costs.

But note: 

  • For applicants with aggregate income up to €48,625, the interest rate is 0%.
  • Where an assessment shows that someone has little or no borrowing capacity, he or she may qualify for a so-called "Energy Savings Loan with Combination Loan".
    You can borrow between € 1,000 and € 5,000. A combination loan is a loan with which you pay the repayment of the Energy Savings Loan. The combination loan starts at the beginning of the Energy Savings Loan with a balance of € 0. Each month that you pay the monthly repayment of the Energy Savings Loan with the combination loan it increases by the amount of the repayment. In short, you have no monthly repayment with the combination loan. This loan has a standard term of 20 years. After 5 years there is a mandatory reassessment. If the reassessment is negative, the loan does not have to be repaid unless you sell the house with a surplus value in the meantime.

The variants of the Energy Savings Loan do not need to be applied for separately; eligibility is included in the regular review after application  

Energy savings budget NHG

A third option for financing home sustainability is through the "Energy Savings Budget NHG. " The Energy Savings Budget NHG allows you to borrow extra to make your home more sustainable, whether you are buying a home, remodeling or refinancing your mortgage. The Energy Savings Budget is a building deposit of up to 106% of the home value. 

Investment subsidy for renewable energy and energy conservation (ISDE) 

The ISDE allows homeowners to receive subsidies for energy-saving and sustainable measures in their homes. In 2023, € 350 million is available for:

  • solar water heaters
  • (hybrid) heat pumps
  • insulation measures
  • connections to a heat grid
  • an electric cooking facility

New budget becomes available each year. The ISDE continues until 2030.

Subsidy Scheme for Sustainability and Maintenance of Rental Housing (SVOH). 

Are you a private landlord and want to make one or more of your existing rental properties more sustainable? See if you are eligible for the Subsidy Scheme for Sustainability and Maintenance of Rental Housing (SVOH). This scheme provides private landlords with subsidies for energy-saving measures to make their rental property(s) more sustainable.

Per home, you can receive up to €6,000 in subsidies. The scheme runs until December 31, 2025.

For entrepreneurs

The BNG Sustainability Fund

The BNG Sustainability Fund finances energy-saving measures or projects that contribute to the sustainability goals of municipalities or provinces. With a loan from the BNG Sustainability Fund, the entrepreneur, business initiator or association can invest in sports, green energy, the circular economy, mobility or a rich living environment. The BNG Sustainability Fund is an initiative of BNG Bank: the bank for governments and institutions for the social interest.
The amount that can be borrowed is between € 50,000 and € 2,500,000. See BNG Sustainability Fund for the various loan options with associated terms and interest rates.

  • solar water heaters
  • (hybrid) heat pumps
  • insulation measures
  • connections to a heat grid

New budget becomes available each year. The ISDE runs until 2030. Subsidy for small-scale wind turbines and solar panels is still available until the end of 2023. This subsidy is only for the business markt. There is a budget of €30 million in 2023.

First, get proper advice about making your home or building more sustainable

We recommend that you first seek an overall recommendation from an independent consultant about making your home or building more sustainable. 

In fact, an independent consultant will look at how best to make the building more sustainable, taking into account all the important issues. For example, insulation, glass and ventilation. He or she will then coordinate these matters so that you get the most benefit from the measures. 

If you only ask a glazier or solar panel installer for information, they will likely only consider that component. This puts you at risk of not preserving your home or building in the most efficient way.
