New construction area D'r Pool

On the site of the former sports complex with swimming pool D'r Pool, luxury residential apartments and townhouses are expected to be built in 2026 in an attractive green and park-like residential environment.

A green oasis in the middle of the city

An apartment building, an urban villa and townhouses connected by the public outdoor area will appear on the project site. A total of 60 housing units are involved. The apartment building adjacent to Engerweg consists of 41 apartments. The Urban Villa consists of 9 apartments. Finally, there will also be 10 urban houses.

The apartments and townhouses will be built to create an attractive green space between the buildings. This will create a "green stepping stone" toward the central markt. It will also become a place to walk, stay and meet. A beautiful green oasis that is publicly accessible so that local residents can also make use of it.

Apartments and townhouses for a broad target group

All 50 apartments and 10 town houses including associated parking spaces in the parking garage are earmarked for sale. The supply of the apartments and town houses perfectly matches the need and demand for new construction. All apartments are life-cycle proof and therefore extremely suitable for people over 55 and seniors. There is sufficient supply in different price ranges, enabling this target group to continue living in Kerkrade. In this way, this new construction plan also generates a flow in the markt because a large proportion of the buyers also have a home to sell/rent.

Based on its current status, the building plan will be completed in the fall of 2026. 

Zoning

Information on home sales

The municipality of Kerkrade itself will have no role in the sale of the homes.

Arcus South Project Development will begin to bring the building plan to the attention of interested parties and sell the homes through a broker in due course.

Prices

  • Sale prices of the apartments range between 300,000 euros and 595,000 euros;
  • The selling prices of the apartments in the Urban Villa range between 440,000 euros and 760,000 euros;
  • The selling prices of the townhouses range between 345,000 euros and 430,000 euros.
