Demolish

By demolition, we mean: the demolition of a building or part thereof.
For example, when you are renovating and removing a wall, extension, or other part of the building.

Demolition notification

Do you want to demolish a house, building, or structure, either completely or partially? In most cases, you will need to submit a demolition notification.

When do you not need to submit a demolition notification?

If you have less than 10 cubic meters of demolition waste.

When do you need to submit a demolition notification?

If you have more than 10 cubic meters of demolition waste. You can submit the demolition notification via the Omgevingsloket (Environment Desk).

Caution: asbestos

Is there asbestos in the part you are going to demolish? Then you must always submit a demolition notification.
This also applies if you have less than 10 cubic meters of demolition waste.

Submitting a demolition notification is free of charge.

Environmental Permit

In some cases, you will need a demolition permit in addition to the demolition notification. You can read when this is mandatory in the environmental plan.

Are you planning to demolish a monument or a protected town or village site? Then you will always need a demolition permit. 

When do you need to submit a demolition notification?

You must submit a demolition notification at least 4 weeks before you start demolition work via the Omgevingsloket(Environment Desk) .

In a few situations, you may submit the demolition notification up to 5 working days in advance:

  • Your company is carrying out repair or renovation work on part of the building that contains asbestos. This only applies if the building would otherwise be left empty for four weeks unnecessarily or if waiting four weeks would prevent the building from being used.
  • The landlord performs maintenance work.
  • You may remove bonded asbestos up to a maximum of 35 square meters per plot. More information can be found on the asbestos removal page.

After you have submitted the demolition notification

The municipality will send you an acknowledgement of receipt of the demolition notification. 

Is the report incomplete? You will be notified of this and will need to submit a new report.

Is your report complete? If so, the municipality may Requirements on the demolition.
You must then Requirements with these Requirements .

Report start and end of work

Before you start demolition work, you must report this to the municipality.
Do this at least two working days in advance via gemeentehuis@kerkrade.nl.

Have you completed the work? Please notify the municipality via gemeentehuis@kerkrade.nl. Do this no later than the first working day after you have finished.

Your demolition notification must be complete. You will often need to include an asbestos inventory report.

An asbestos inventory report is not required if the work is being carried out in or on a building or part thereof that was constructed after January 1, 1994.

Demolition safety

Demolition must be carried out safely. Measures must therefore be taken to prevent people from being injured or damage being caused to nearby buildings.

In some situations, a demolition safety report is mandatory. The municipality will inform you when you need to submit such a report.
